Negative experience: I attended an auction on 7 October to see how Harcourts Nelson runs auctions with an added purpose of requesting the paperwork for an upcoming auction in seven days time. At the end of the auction I asked the receptionist for all the paperwork on the property I was interested in (so I could take it to a lawyer with experience in these types of sales). At this point Mike Rollo the owner of the agency approaches to assist. He manages to only give me the basic booklet after faffing around and promises to email the rest later that day. It surprised me that they were not expecting people to ask for the documentation for the next auction in a week. The next day I get the basic booket again and the LIM but still not the full information eg the purchase agreement. I inquire about the lack of the purchase agreement and Mike emails it. Two hours and eighteen minutes prior to the auction, Mike then sends another document requiring to be signed so that bids can be accepted (Purchaser Acknowledgement form)! Part of it is as below... "RECOMMENDED TO SEEK LEGAL ADVICE I/We agree and acknowledge that prior to signing this document and the Agreement for Sale and Purchase of the Property, the Agent has recommended that I/we seek legal, technical, and tax advice and a reasonable opportunity to do so was provided by the Agent. Initial here:" I did go to the previous auction so that I could get all the information and have time to seek legal and any other advice, however giving about two hours assuming I saw the email is very poor service. The process to this point made me think that the auction was merely a show and underhand forces were in play. The auction itself was a fiasco. It opened with silence. Then the auctioneer managed to get a single bid from an attendee. This was followed up by a vendors bid by the auctioneer. Followed by more silence. At this point the bidder with the underbid, the only real bid was directed to a side room for negotiations and the auction was paused. This private negotiation was not forewarned as to what was about to happen if no other bids were forthcoming. The pause lasted over an hour during which various attendees blew their stack and left the auction dissatisfied probably in the process, lack of updates, time wasted, and what appeared to be a stitch up. We left around one hour fifteen minutes after the start. Again I run into Mike Rollo the owner on my way out. I state that the private negotiation with the 'underbidder' was not forewarned as a consequence of the bidding stalling on the auctioneers vendors bid. Mike gets up in my face and more or less barges me out of the place while trying to justify the whole turkey shoot and possibly trying to shut me down as other attendees were within earshot. When we pass Harcourts after grabbing a cookie and a hot drink shortly afterwards on our way to another meeting we came across two more disgruntled attendees leaving. One told us that the owner was sitting directly behind us during the auction (and no doubt heard all our criticisms, obstacles, Mike's rubbish service, the joke of an open home I attended, and our speculation about the ability or not to make good of the situation). He also pointed out the owner whom stormed out at the same time and added some interesting insights. Later I logged online to view the video of the auction to see it's conclusion. It showed what appeared to be the auctioneer wrapping up to himself in front of pretend attendees. We couldn't hear the commentary as it was garbled and no response from any attendees that may of still been there. All a bit of a joke. If I was the owner or vendor I would not of been happy with the process or result from start to finish. All the attendees except the one doing the private negotiation were probably hacked off by the whole thing. I wouldn't recommend Mike Rollo or their auction process. Mike is incompetent at best, a bully to boot and has the communication skills of a pit bull with twisted nuts. He won't act in your best interests.
