Negative experience: Was dealing with Nicky for a property in Rototuna, viewing was fine, applied online for the house. Got a call in the morning on Friday unfortunately I was working and the nature of my job where I can’t have my phone with me as I’m a DA. Communication was poor, only received a text saying to call when I can. Tried call twice on my lunch break, no answer. Sent a few text back to Nicky but was ignored. Finally got in touch with her today and she was very rude on the phone saying we missed out on the property and don’t call me on a Saturday I’ve have a family too. She didn’t even try contacting my partner when I gave her his phone number (he was also an co-tenant on the application) and explained I cannot pick up calls anytime. I think Nicky need to work on her communication and phone skills respectfully. Won’t be recommending Glass house to anyone, this was our first time and it was very unpleasant.

Positive experience: Rentimg this room was Hassle-free and I have been living here for the last 6 weeks amd it's not bad .. The Apartments are more suitable for shift workers who works during the day and home at night .. Neighborhood can get noisy at time. I would recommend for owners to Install cameras for security and more advanced locking system and definitely a Door bell.....The summer months are OK but I am not sure how winter would be like to stay here....

Negative experience: I had a very disappointing experience with Glasshouse during the end of my tenancy, and I’m sharing this to help future tenants be cautious. Throughout my lease, I paid $715/week for a 100m² property — higher than what my neighbor paid ($690/week) for a similar unit same agency . Despite this, the end-of-tenancy process felt unfair and disorganized, ultimately costing me nearly $1,000 in deductions with no quotes or advance notice provided. TV Wall Mount Issue We had a clear agreement with the Property Manager (PM) that I could mount a TV on the wall if I left the bracket behind. This was acknowledged and not raised as an issue during any of the four inspections. However, at the end, I was suddenly charged for wall repairs, with the PM claiming they "couldn’t remember" the agreement. This felt misleading and completely unfair. Carpet Cleaning Charges I was charged for professional cleaning due to “stains” in two bedrooms — one of which (Bedroom 2) had marks that were already present when we moved in. The ingoing inspection photos didn’t clearly disprove this, yet I was charged anyway. I never agreed to professional carpet cleaning unless it was necessary, and I don’t believe it was. General Cleaning Charges My pregnant wife and I spent over six hours thoroughly cleaning the home, including scrubbing bathrooms and cleaning glass with proper products. Despite our efforts, we were charged a full cleaning fee, with no acknowledgment of the condition we left the property in. Poor Photo Documentation The ingoing photos were wide-angle and didn’t show detailed condition, while the outgoing inspection photos zoomed in on specific faults. This made it impossible to fairly compare the condition and felt biased toward justifying deductions. Lack of Transparency I was never provided with quotes or estimates for the charges — just a final amount deducted from my bond. This lack of transparency is unacceptable and seems like an easy way to pass costs onto tenants. Advice to Others If you’re renting through Glasshouse, be extremely cautious. Get everything in writing (email/text), take close-up photos when moving in and out, and store everything in your own records. Don’t rely on verbal agreements. I’ll be seeking professional advice, but wanted to share my experience. — A hard lesson learned.
Negative experience: After having used Glasshouse NZ since late 2018, we decided to put our property on the market. A final inspection was conducted once the tenants left. However, it was not comprehensive enough to detect significant damage to the double garage doors. Upon the final inspection, the plug for the garage door was (suspiciously) removed from the power socket, which the property manager noted. Yet, this did not raise any suspicions for her. The power plug was not reinstated, and therefore, the doors were only visually checked, not physically tested to see if they opened or closed. The new purchaser of the property required a Builder's Report, and only then was the damage and the extent of damage to the garage doors identified. We asked the property manager if she knew anything about this. The property manager said that the plug was unplugged, and she could not replug it (No step-ladder to stand on). So, she called the tenant to 'see if it still worked.' Of course it worked!! After several emails back and forth to Glasshouse, making inquiries if we could recoup funds from the tenents' bond, and to try getting to the bottom of how the property manager did not see this, we were very matter-of-factly informed by Glasshouse, that because the property 'was' eight years old, it was only normal 'wear and tear'. They insisted they had done everything by the book, and that we were wrong. The bond had already been reimbursed, and we would just have to grin and bear it. OR take the tenants to the tenancy tribunal ourselves. Glasshouse did not want to accept one bit of responsibility; they completely washed their hands of the issue. They claimed they did everything according to the Residential Tenancies Act. The one thing they did not do was apologise for their negligence. Long story short - we've now had two assessors inspect the damage. Both reiterated that the damage was not normal wear and tear, and that the damage had been caused by a vehicle, as there are 'impact marks' on the metal struts and a tear in the metal door itself. To say we are disappointed is underwhelming. From our perspective, this is a disgraceful and deceptive act that other landlords should be warned of. Glasshouse claims and promotes itself on offering good service, "fast issue resolution, protecting your investment, and without the stress of managing it yourself." We find these catchphrases - taken from Glasshouse's website - to be nothing short of false and misleading. Think twice before using them if you are a landlord!

Fantastic experience: We've been a tenant with Glasshouse Property Mgt since Oct 2021. Vicki our Property Manager has been awesome to deal with. Very approachable and friendly. Nothing is too much trouble. Whenever we've needed repairs or maintenance doing, she's been on to it quickly to get it sorted. Sadly the owner of the house has chosen to go with another Property Management company now so unfortunately we won't get to deal with Vicki whilst living here but thankyou Vicki you've been great.

Negative experience: For a company that charges a premium – I received a subpar experience!! A long list of issues occurred during my time listing my rental with Glasshouse. Firstly, my property manager (PM) signed up tenants for an 18-month tenancy ending March 2024 – when she emailed me the Tenancy agreement (TA) the date showed TA ending March 2023 (which I thought was just a clerical error) I informed my PM of this error to which she said she would amend to the correct date of 2024. August 2023 rolls around, and I get an email advising my tenants were ending their tenancy, I questioned what the process was given this was an earlier date agreed – to which my PM stated it wasn’t. I checked the TA and found that instead of correcting the TA to March 2024 she wrote in September 2023 WITHOUT any consultation. She admitted her negligence, however, wasn’t prepared to offer any compensation – it took several weeks, emails and phone calls back and forth and requests to speak with her manager and the managing director before they offered to cover the cost of replacing the tenants, even so I lost a week of rent. I was away overseas when the PM was advertising for new tenants, my PM decided that she was now not going to show me ANY details of the new tenants, fully redacting the TA – given her early issue I wanted to be able to review this document myself, she informed me that the privacy act prevented her from disclosing any information to me (even though it hadn’t changed since my first tenants were signed up and the full TA was emailed through to me). When I questioned her on what part of the act prevented her from disclosing any information, she could not highlight it, and just didn’t reply to the email. Ironically, the monthly statement come through with their information on it, which she clearly overlooked – which led me to believe that she was making the process difficult due to perceived issues with me highlighting her incompetence. I eventually had a meeting with her manager to which I was asked if I had met my PM in person, she is a really nice person, I thought it was an odd point, I am sure she is, however I wasn’t paying for a nice person, I was paying for a service. I have since taken the management into my own hands, and since meeting my tenants they advised me they had issues with the PM from their end as well. The reason I got a management agency was to make it easier for me since I was no longer living in the city of my property, however my experience can be summed up as underwhelming, stressful and disappointing.
Fantastic experience: Very good comment about my and my wife's glass house property management. We really liked this house and the surroundings. The highlight of this house plan is the two bedrooms with lots of privacy. Also nicky dickson is very nice lady. My madam Amanda Mills called Nikki when I was worried about not being able to walk around the house. This house was also shown that day and we loved it. Fantastic experience: I want to specifically acknowledge the highly professional work of Wenshu. She assisted us in resolving a rather challenging situation with relocation, and all during arguably the most hectic time of the year - in the lead-up to the Christmas holidays. Negative experience: So there’s one person in glasshouse I deal with (not naming names) who is such a bad person. I had family over for the holiday and my landlord was so annoyed and text me how I should’ve informed them first. I had them over for ONE day!! Definitely do not recommend them

The whole process was so easy and I didnt feel judged (like I did with other companies!) The 24hr emergency support was a great added bonus, really made me feel secure knowing someone would help if something needed an urgent repair. This house was the only place that really felt like home and I believe GPM played a part in that! Absolutely great team, keep up the great work!
Fantastic experience: Called and told them what I was looking for and got a viewing for two places later that week. Moved in the next month. Really wonderful people, helpful all the way through. Only been renting with them a month but have been really great to rent from.
Negative experience: Apart from the first property manager mentioning an issue with the front door, but then never fixing it, my experience with Glasshouse started off well. They remedied any other issues throughout the tenancy period promptly. However, from a tenant that paid rent on time every single time, and no issues to speak of, to have now exited the rental only to be invoiced for cleaning of the rings of the gas hobs and grout in a shower but the rest of the property otherwise spotless… the property manager Monica has deemed the property to not have been left in a reasonably clean and tidy condition. Totally unreasonable. Glasshouse has left an extremely sour taste in my mouth and I will be claiming back my bond in full via the tenancy tribunal. I’ll keep you updated on the outcome.

Fantastic experience: After a lengthy search for a family home Glasshouse were amazing!! I was treated with kindness and respect throughout the entire process. Being a single mum of 4 i wasn't always treated this way by other rental agencies. I'm can't express enough my gratitude to glasshouse property management. Fantastic experience: We had a great experience with glasshouse, we had to move from North Island go South Island so sadly we had to leave the property. I wish glasshouse would be available here in South Island. Our property manager at glasshouse Vicki Martin is really a very nice lady, she had been so nice during our tenancy. I would definitely recommend go get a property under glasshouse.

Fantastic experience: I moved into a clean, neat and comfortable property, which has everything I need. The extra kitchen and living area is a bonus and is getting cleaned properly on a regularly basis. The management of Glasshouse are professional, friendly and very helpful people.
