Fantastic experience: Moved into our rental 5th Feb 2026, I've had a great experience so far with our property manager Amanda. The service has always been friendly and professional, and I really appreciate how quickly feedback is provided. The application process was simple and straightforward, and it’s been easy to access everything I need - from the tenancy agreement to rent payments, inspection details, and maintenance requests. Their after‑hours support is also a huge plus, offering 24/7 assistance for any emergencies. Overall, it’s been a smooth and reassuring experience thus far.

Negative experience: QRM = questionable rental management. Home owners and tenants beware. We watched the owners asset deteriorate around us due to negligence and incompetence from these guys, they would much rather do a job 3 times as cheaply as possible than do it once correctly, don’t hesitate to use the 2 weeks repair rule and withhold your rent off it means getting some satisfaction, because it takes them forever to fix simple requests. Also, take them to tenancy tribunal if required, we did twice and walked away with some cash from it. The courts will eventually see a pattern forming and hopefully sort them out. We requested the owners of QRM’s information several times to make official complaints but were denied, so I think they’re part of the problem too. False accusations around accounting and arrears, QRM, where incompetence meets management, what a combination

Positive experience: I have found QRM to be friendly, responsive, helpful and definitely the better of the property managers I have experienced over the years. I understand they ultimately work for the landlords, though I think one area that could be improved is letting tenants know their rights, eg that a fixed term tenancy automatically becomes a periodic tenancy after the term is up, or that tenants do not need to allow their personal belongings to be photographed during inspections unless there’s damage. Overall, I would recommend QRM to prospective tenants and landlords as careful and caring property managers. Many thanks to Derrick, Kay and the rest of the team.

He's incredibly reliable, always keeping us informed and answering any questions we have promptly and thoroughly. Even when everything is running smoothly, Cory still checks in with a quick call just to reassure us that all is well. His proactive communication and genuine care really set him apart. From day one she was amazing, I always looked forward to catching up with her during rental inspections! Prior to renting with QRM, my last rental property was at least 10 years ago. I was nervous about the process and unsure entirely of what I was meant to be doing, but Jordan made it so easy. Any issues I had were taken care of immediately without any hassle and always with a friendly and understanding disposition. Kirsty has always responded to us when there are maintenance issues and it has always been resolved. Negative experience: while the term of the tenancy went ok for my daughter and partner it is after they left that I had concerns about QRM, the final inspection had been made and signed off and the bond refunded. 3 weeks later my daughter gets messages from Cory saying he is sending her invoices for some cleaning and marks on the walls they have to pay for??? these marks were on the wall when they moved in and she has photo evidence and the place was left a lot tidier then when they moved in, how can he claim 3 weeks later there were issues. appears to be trying to make some money from renters who he thinks might be sucked into paying, well we weren't and aren't, so be careful when finishing a tenancy with QRM that they don't try and rip you off later.

Fantastic experience: My whole experience so far has been amazing. Cheyne has been fantastic to deal with and is always easy to contact. The office receptionist was very warm and welcoming when I picked up the keys. This is my first experience with a property rental company and so far, it has been very positive. I would highly recommend QRM.

Negative experience: I used QRM a few year ago but I still think about the awful service I got from them to this day. We bought an investment property, as out of town landlords we trusted them. The tenants left on a Friday and we went to view the property on Saturday arrived and all the doors were left open and unlocked. The front sliding door was left completely open and no walk through was done. The kitchen, bedroom and carpets were so disgusting you would want to vomit. We complained first thing Monday morning when we were able to get through got told no walk through was completed because the PM had to go home early that day. I understand things come up but surely he had a colleague that could step in. Nothing was done. Researched around and when I told them I was leaving to go to Lodge, the owner Robyn called me asking me to stay and bagged on Lodge so much, claiming they just collect the PM fee and do nothing. Well to be honest seems like QRM just does that. Since moving to Lodge I have had the best service, during the major flooding that occurred a few years ago they assisted my tenants to move into emergency housing until they could get a hold of us the next day. QRM were awful and really don’t care. Wouldn’t recommend as an ex client.

Fantastic experience: My experience as a tenant in a QRM managed property has been faultless. The communication from QRM staff is excellent - always fast, friendly and solution focused. I have not had any issues as a QRM tenant and would highly recommend them to any prospective tenants looking for a rental, and any property owners seeking an excellent management team to look after your properties.

Fantastic experience: Could not recommend these guys enough! Super respectful and very transparent with every dealing we've had with Cory! We are tenants through his company and he always looks after us (as well as the owners) as well as being super respectful of our privacy even when emergencies on both sides crop up from time to time! Thankfully, through a personal referral, we connected with Kay, who exceeded all expectations. Requested multiple times to give me a name & number I will drop a message but the reception said sorry we can not. Waited 2 days. No reply.

Negative experience: Absolutely disgusting service. My niece rents one of their houses, my sister Rachel already left a review in which they tried to cover everything over with excuses. This has to be the WORST rental property 'management' company in Hamilton. Not only are they absolutely useless at getting anything fixed in their rentals and takes untold amount of phonecalls to get ANYTHING done, their service comes with a terrible attitude to boot. Completely unprofessional service and strongly recommend not using this company if you wish to enjoy your home with no issues or waiting WEEKS to get even the smallest problems sorted. By the looks of previous reviews the only thing these guys have going for them is an employee named Amanda..my niece's property manager however is very slack at her job and the owner has the worst attitude towards tenants and only sees the dollar signs. I have no doubt if Amanda left the company would likely fall flat on its face if the owner and my niece's pm are anything to go by. Best bet I'd say is to avoid this company ALTOGETHER if u possibly can.

My satisfaction with their performance are pretty average as they takes a bit of time to come back to you or forgot, maybe due to their heavy workload.
