Fantastic experience: If you’re looking for an agent who truly goes the distance, I cannot recommend Mike Dougherty from Edinburgh Realty highly enough. Mike recently succeeded in selling my parents’ farm in Outram — a property that had been on and off the market for over three years. After such a long and often discouraging process, we had almost lost hope. From the moment Mike stepped in, everything changed. His professionalism, persistence, and deep understanding of the rural market were evident straight away. He approached the sale with fresh energy, clear strategy, and unwavering commitment. Throughout the entire process, Mike communicated openly and honestly, keeping our family informed and reassured every step of the way. Negative experience: They are the worst place to rely on for renting. Always changing Property Managers. I had 3 different Property Managers in 2 years with them at the place I used to stay. Once I moved out the PM I was dealing with said that everything is good, inspection went well, rent is paid on time. They singed off on my bond.. but when I needed to get another house they gave me the worst referral. Total duckwads they are. If didn't get help from Pacific trust Otago they wouldn't have told me that I missed 1 weeks rent payment and that's what they've been telling all the other agencies about me. How can you sign me off on a bond and then fail to notify me of a missed payment? If I didn't get the help that I needed from Pacific trust I wouldn't have gotten to rent another house after having a bad reference from their incompetence ‍♀️

Negative experience: Oh my God! Students, be extremely aware of these agents. Before signing any agreement make sure you fully understand that you are not allowed to cancel it once it is signed you will be trapped. You will be held fully responsible, and no changes will be permitted later. Very cunning! These agents act irresponsibly and show no mercy once the agreement is in place. They are highly skilled at exploiting people especially foreign students, who may not fully understand the system. Think carefully, read every clause, and do not trust verbal assurances. Once signed, you are trapped. No mercy!

Negative experience: Avoid this company at all cost if you do not want to be treated like a second class citizen. You are paying rent and the treat you as if they are doing you a favour. Very rude and condescending property managers with no care for safety or wellbeing of their tenants. Most disgusting and unprofessional set of people I have come across.

Negative experience: Had a pretty frustrating experience. What started as a simple privacy question and a request for information got dragged out far longer than it needed to be. Front-line staff were absolutely fine, but things seemed to bog down once it hit department management. Communication became slow and defensive, with a lot of leaning on “policy” and delay rather than just dealing with the issue sensibly. We’ve paid rent on time and looked after the place, so it was disappointing to have something small turned into unnecessary stress. In the end, it was resolved directly with the landlord in less than ten minutes over the phone. I recommend you keep good records and be prepared to advocate for yourself if needed.

Negative experience: I had a very disappointing experience with Edinburgh Realty’s property management team. I was offered a property that initially seemed suitable, but there was visible mould in the shower silicone. When I raised this genuine health concern, I was told that nothing could be done, even though replacing silicone is a simple and standard fix. I was then pressured to sign the tenancy within one day, despite the contract clearly giving me seven days. Since my concern wasn’t taken seriously, I viewed another property through a different manager from the same agency as a back up and applied. Within less than two days, the first agent cancelled my offer without explanation, and the second manager rejected my application soon after. Communication felt inconsistent, the pressure to sign was unreasonable, and my concerns were not addressed. As an international student who has lived in the UK, Canada, and the USA, this has been the most challenging rental experience I’ve had. It often feels that students, especially international students unfamiliar with NZ tenancy law, are not treated with the professionalism and respect they deserve. While the University of Otago is excellent, I would strongly encourage others to carefully consider their rental options in Dunedin.

Negative experience: I would not recommend using Edinburg Real Estate for renting or hiring property managers. The department manager avoids taking any responsibility, even when they have direct involvement. The staff is unprofessional and they treat you as an enemy rather than a valued customer. Don't hesitate to get in contact if you need more details!

Fantastic experience: This review speaks to Michael Hartmann from Edinburgh Realty as so far the most professional and approachable property manager I've come across. It would be an understatement to say that you will feel in safe hands with him.

Negative experience: I lived in an Edingbrugh apartment for not quite a year on Londonstreet 26. I moved out because the rent was to be increased. A great demonstration of the neo-liberal "free market" for housing that New Zealand has whereas the landlords can pull prices out of their buttocks as they please and offer no justification. When I moved in (one month after the contract started) I found food residue and a condom wrapper in the couch as well as food stains on the carpet flooring. I had asked for propper cleaning before I moved in. When winter started the steep driveway was not pebbled or salted and I fell and hurt my knee and had to wear a cast. When I asked for the driveway to be pebbled or salted the reply was to put a sock over my shoes. The Agency was not able to provide any size of the apartment on square meters. Apparently the amount of bedrooms are sufficient to measure the cost and the worth of an apartment. After doing this myself, the apartment came to 33-35sqm which results in a price of 74,59 NZD / 42,64 EUR incl. bills. My apartment in the center of Paris are equivalent to this. After I moved out I had continuously received newsletter emails from the agents at the office, specifically Michael Hartman thought it not necessary to acknowledge the multiple polite requests over the last 1,5 years (!!) to remove me from their newsletters. As per today when I called from overseas to ask once more, verbally, to remove me I only received a condescending scolding email in typical passive-aggressive New Zealand fashion by said agent. This agency, nor the agents that work at Edinburgh, care for their tenants, they do not respect them, as is made clear on the last email correspondence and the examples above. I am not only happy to have left New Zealand as their politics will only increase these horrible practises against hard working citizens but I am relieved not to be paying 1960 NZD a month to a blood-sucking company like Edingburgh Realty Ltd.

Negative experience: If you're trying to find a company to flat through, don't use Edinburgh. No communication between tenants and property managers. We were left in the dark all year as we had 5 property managers from signing to leaving the flat. Countless times promises were not upheld, as the flat when we arrived was in a disgusting manner. Still waiting on bond refund as they have run my flat around and around making countless excuses about where our money is. Whatever you do, do not sign a flat with them

Fantastic experience: Well, accomodation is very much important if you want to live on overseas for short term or long term. However, searching good quality accomodation is another headache. If you are in Dunedin, then Edinburgh reality is a best stop for your headache. Located near to the 590 bus stop on George Street, and very easy to reach there. Once you are near to the gate of the realty, you will see various available houses or rooms on the display. Coming to the reception, the staff is really friendly and understanding. Online website is also available to apply for the inspection. If you go for the inspection, the agents are quick and punctual to reach on the decided time. That's what gives u positive thinking about it. The properties they have, are always of good quality and offering equivalent to the amount you spend. Once you fix the choice, the agents are really quick to make documents required and reduce your stress to search house. Commitment to the tenant, it is always important thing for any realty. I found them 100% committed to it, whenever we asked some help they were always there. Variety of rooms are available, however studios are provided with personal washroom, kitchen, bed, sofa, microwave, toaster, and water kettle. The amount is worth to spend for single studios too. So, here is the summary. Fantastic experience: I wanted to take a moment to share my experience, my positive experience, with Edinburgh Reality - Dunedin. And, no, this is not a paid add. This is real. When I moved to NZ, many people warned me about rental companies, so I was hesitant at first, but now I will gladly use and recommend Edinburgh in the future. I had an unfortunate situation in that after I signed a contract for a rental property I noticed black mould in many places that I didn't notice on my first visit. Quite promptly, Simone, one of the managers, got involved and sorted a cleaner to come clean and inspect it. It turned out the problem was worse than I thought and I was getting sick in that place, likely because of the mould. I thought I was stuck, but I got advice form the tribunal and others and amicably worked towards a solution. In fact, the solution that Simone proposed was actually better than I expected. She worked kindly and quickly on my case and in fact found a better place for me, a newer place, and helped me get a favourable weekly rate, too. I was impressed. I was quite worried that I was stuck in a horrible situation, but Simone and the team sorted it out quickly, kindly, and professionally. For that, I am grateful as it saved my trip in NZ, turning a negative experience into a positive one. Thanks, Simone! And thanks to the team at Edinburgh for solving this issue swiftly and amicably. I wouldn't hesitate to use them again. In fact, I found everyone there to be quite friendly, from management to receptionists and even to their contractors. I'm glad I went with them.

Fantastic experience: I've used the team of Lane, Clayton and Aimee probably half a dozen times now to sell different types of investment properties over the years and each time they've achieved a good sale. I've been happy with what I consider maximised sale prices with good tactics. Recently the last couple of sales have been achieved quickly and efficiently in a hard sale market. Even though I've got a decent amount of experience in investment property I still go to them for advice as they're overall knowledge of the market in my area is top notch and they're very approachable. Positive experience: I lived in an Edinburgh rental property with 4(!!!) property managers over the 1.5 years I was there. The high turnover and seemingly chaotic process was stressful and meant we never established an ongoing relationship with our property manager. That said, our most recent property manager, Phoebe, was lovely to deal with and always promptly responded to enquiries. She's the only reason I'm giving any stars at all! Would I recommend Edinburgh? Probably not, but the Dunedin rental market is so rough at the moment that Edinburgh may be one of the best, however, that is not saying much.

Negative experience: DO NOT use Edinburgh realty as your property manager. They are the worst. Phoebe is incredibly unprofessional, rude and abrasive. The whole team are unprofessional and have cost my property money. They don't communicate with you. They ignore you. They backpedal on the things they say. They lie. The manager is useless and a coward who hides behind emails. Do no recommend at all. Find anyone else if you care about your property and making money.

Negative experience: Have applied to be on a viewing wait list for multiple properties and never got a call back for any of them. Was sent an email weeks later saying the property was off the market. And when I applied for a property I didnt receive any updates until I messaged the property manager directly and she told me the property was sold. Definitely have to talk to them in person if you want information.

Negative experience: Go with this agent only if you have too much money and wanted to have the worst experience with your rental! The property managers are really bad and lazy. I have told my property manager that I'm not going to continue my rental and she ignored me. By end of the tenancy she told me I haven't informed her when she should have confirm the details when I told her a month ago! So I have to bear another month's rental because of her laziness! After all, I finally get to move out of the flat and I spent two days cleaned my flat and return the flat in a much better condition when I first moved in. And she insist to hired another cleaner to clean it again AT MY COST!!!!!!!!!!!! Most of their property agents are lazy and not on to it at all. They never returned my bond after my rental. I have rented from Edinburgh 3 times in my life, 2015, 2020 and 2021, none of them returned despite I filled in my bond claim form! I only get to get my 2020 bond return after I called and chased up a few times until they tell me my form are gone! And ask me to redo it again! Until now I still haven't received my 2015 and 2021 bond!

Fantastic experience: I would like to recommend Chris from Edinburgh Realty on the excellent customer service he provided to me as a new renter to the Dunedin market. Chris took time to work through my questions and assisted me with ongoing matters in terms of power and Internet. He was honest and transparent in his dealings and it has made my move to work at Otago University much easier than anticipated. Mention must also be made of the receptionist was very friendly and has a great sense of humour.

Negative experience: Signed up for viewings for 4 student flats, yet only ever got an email setting up a time for one of them, which then got cancelled just before the viewing on the same day with no explanation, and no reply to rebook. For the other 3 flats, all I got was emails saying "sorry, this flat is under application already". There wasn't even a viewing time?? Moreover, as soon as the flat list came out, we tried to apply for a flat, but it said it was rented. The list just came out? Shambles, bad communication, no opportunity to even try for a flat.

Negative experience: The staff there are so rude. I have been to there to look for a student studio. However, they are unwilling to help with anything. Luckily, I didn't rent a studio with them. 1) The receptionist is absolutely arrogant. When I go there and said I urgently look for a studio. They just ask me to take a look on their leaflet. After I choose a few studio and request for reviewing, I am 100% sure that the reception lady has saw me standing in front of her and waiting. But she ignore me for 15 minutes and said that she has to handle her job on hand at that moment. 2) The agent Natasha is also unhelpful. They just keep stressing students and said that their studio is very popular and not much studio are left, trying to force potential tenant to apply asap... They just simply wanna rip people money off using that urgency of student in looking for a flat. Definitely not recommended.

Negative experience: This is the most unprofessional place to go, the staff are all rude and unhelpful as well as as not taking any responsibility. The only thing they know how to say is that "this house has lots of interest"so the customer has to make a contract fast and pay more for the house. Don't go here

Negative experience: I was enquiring about a property in the past few days, I was an interested tenant and had questions regarding the property. I contacted the agent and I must say, the lack of professionalism in your communication is something I have not experienced anywhere before. I almost never leave reviews, but you might risk losing business if you do not give that respect to your customers. I am so disappointed. I don't mean to be rude in anyway but hope you take this as constructive feedback because I am so disappointed that no matter how much I like the property, the thought of having a property manager respond to my query in such an unfriendly manner is really off putting.

Negative experience: I stayed in temporary house due to relocation last year. Aimee was managing the property. I believe she was in different agency last year. One day, electricity was out due to some problem. Since that was not my property, I had to call Aimee. She said she does not know what's going on and not her responsible. I had to move all my stuffs to my friend's house and stayed in motel for couple of days. It was very hard to contact Aimee as well. She did not answer my phone call as well as text messages. It was very helpless experience. She could be nice agent with someone else but not with me.

Negative experience: We tried to buy a house through this company and would never deal with them again. I was open about being new to the process of buying a home which I was comforted saying they would be very open; however, they put a lot of pressure for me to enter a risky offer no conditions. I’m glad I got advice from a lawyer and put conditions on as financing wasn’t approved. Unfortunately they were operating within the law but under poor faith. They even called and was upset saying I wasn’t trying hard enough to get financing. Know your stuff before dealing with these pushers

Over the last ten years, I have tried three property managers so far - the first one charged me for work that never happened, and kept the rent for a month or two. The second were great until they put the person I was dealing with off, then sued her for talking to me -( we had become friends on a professional level. ) Any way she recommended Edinburgh to me - and they have been helping me rent the property for a year now. Our property manager in Chris - who is diligent and prompt. We get the rent paid on a fortnightly basis - and he will actually call me in Australia, usually with a bit of banter - but all good. That is a first. Most communications are prompt, and acted on the same day. We are very happy with the service.

He has been nothing but supportive,helpfull and understanding when it comes to situations regarding the property. They show us respect and flexibility when it comes to visiting as my family works crazy hours and can be asleep during visits or inspections.
