Fantastic experience: I own a rental property managed by Watsons. The quality of the entry condition report prepared by Krystal before the tenant moved in was exceptional. There were hundreds of photos, and each room had incredibly detailed notes under each of ten different subheadings. The 3D imaging was even more impressive, but even without that I would have awarded 5-starts for the report. Being out of town and having had the property worked on, it was great to see everything so clearly and also gave me great peace of mind for insurance purposes.

Negative experience: Since you delete all negative reviews on FB: On arrival on move-in day, a large pile of rubbish was found in the middle of the garage. I phoned the office and they first claimed that they are not sure how that happened since 3 property managers did they final inspection together and “no-one saw it”. They said they would send someone to come clean it up. That never happened and I ended up just paying someone to come and remove it even though I should never have had to pay to remove a previous tenant’s rubbish. The property itself looked lovely if one ignored the weedy and overgrown garden and lawn. However, I quickly discovered that there were soooooo many items either broken or defective in the house that it was borderline ridiculous. At first I dutifully logged it as I came across it but eventually stopped and just lived with all the broken stuff as jumping through the hoops to get it fixed was not worth it. Either there was no action taken, or it resulted in a series of to and fro calls because the owner wanted to either fix stuff herself or have her father fix stuff. This in itself was annoying as an owner coming round to fix something is, for all intents and purposes, also an inspection. And that brings me to my main gripe: the absolutely ridiculous number of requests for access. I lived there for 5 months. I had 15 (FIFTEEN) requests for access from either the agent (Melissa) or the owner directly. That averages 3 requests a month. And since I work from home, I had to perpetually rearrange my life and work schedule to accommodate this. I am pretty sure the Tenancy Tribunal would consider that a breach of my rights as a tenant. I ended up buying a house and out of consideration notified Melissa straight away. This meant I notified Watsons a week earlier than just the required 3 weeks notice. Melissa then immediately tried to schedule a series of 2 x viewings a week starting immediately after. I was like: Ah no, hang on a second. I did not agree to an additional week’s worth of viewings; I was merely being nice and giving you a heads-up. I will only allow viewings over the last 3 weeks as per standard practice. Then Melissa started on about how she had already scheduled the following week’s viewings and and and. So I reluctantly agreed to allow the viewings scheduled for the following week (before my notice period had even started!) on the express condition that there would be no viewings in the 2nd to last week. She agreed. And then promptly ignored our agreement. Long story short - a very frustrating period followed where viewings were scheduled outside of our agreement, or at times that she had not consulted with me on, or where we agreed a time and no-one showed up including Melissa. When I tried to get hold of Melissa to find out what was going on she would ignore my messages and emails and not answer her phone. I eventually called her team leader to complain who at first tried to mansplain Renting 101 to me like I was a 5 year old until I got pissed off and gave her a piece of my mind. She eventually conceded that I had a fair point and that she would speak to Melissa. She agreed to cancel the viewings that had been scheduled during the week Melissa and I agreed there wouldn’t be any, albeit under duress. (I suspect a large part of her agreement was based on the fact that, by then, I had made it clear that I was about 2 min away from taking Watsons to the Tenancy Tribunal along with a list of things I would be raising when doing so, and pointing out the high likelihood that they will be found in breach of my rights.) Melissa then promptly sent me a Shitogram also trying to mansplain Renting 101 to me, but mostly trying to make it clear that she was The Supreme Overlord and Master and I was one of the dirty unwashed masses. No accountability taken and no apologies issued. I didn’t bother to reply given how unprofessional she was by that stage. The rest of the viewings were uneventful with another agent attending to them instead of Melissa. Awful service Watsons. Do better.

To clarify, we don’t have Facebook reviews enabled on our page, so we have never deleted any. Negative reviews are something we accept as part of our role, and we use them to reflect and improve where possible.
We were surprised by the extent of your comments, as up until the final stages of your tenancy, our communication appeared to be respectful and cooperative from both sides. If there had been concerns raised earlier, we would have welcomed the opportunity to discuss and resolve them with you directly.
Regarding the rubbish left in the garage at the start of your tenancy —When it was brought to our attention, our notes show that we offered to remove it, and you declined, saying you’d take care of it. We understood it wasn’t an ongoing issue at the time, but we acknowledge your frustration and regret the inconvenience caused.
On the matter of access, our records show far fewer than 15 requests, many of which were related to maintenance you reported. We always aim to be respectful with access and scheduling, especially for tenants working from home, and we’re sorry you felt that wasn’t your experience.
Viewings do begin once notice is given, as per standard practice, and our intention is always to minimise disruption. (2 viewings per week and scheduled around you). Melissa did her best to coordinate viewings around your schedule and when you had refused viewings, due to the stress we made the decision to pause viewings until you vacated, out of respect for everyone involved.
We're genuinely sorry the tenancy ended on a sour note, and that your experience didn’t reflect the level of service we aim to provide. We’ve taken your feedback on board and wish you all the best in your new home.
Fantastic experience: My Property Manager Chanelle Turner is bloody awesome. So easy to talk to and communicate with. She is understanding and gives the extra thought especially with me being a solo mum of two girls. When trying to find my whare she put two and two together and made sure I had a place with adequate parking for my vehicle. She has to be one of the best Property Managers I have ever had.

They're a team that have you and your investments best interests at heart. With thorough tenant screening, open and honest communication there is no quality compromise when you choose Watson Integrity. On top of this the marketing they deliver is second to none, their marketing manager Renee delivers a perfect strategy for the Watson Integrity brand and this carries through when marketing your property. I personally would not trust my investments with anyone else.
