This review has taken almost a full year for me to write because...life, so my apologies to Wade, Kelly and Olivia! But in the 5 years we were in Palmy, our rental journey was seamless, and the lines of communication were always open. No question or situation was too much to ask, and we appreciated the no judgement feel we got whether it was Wade, Kelly or Olivia looking after our property at any given period - the quality of service was the same and consistent - professional yet friendly, clear yet understanding. We wish AR all the very best for 2026. You really set the standard for what we should expect in terms of service and care from property management.

Fantastic experience: Absolute Rentals Property Management, specifically with Olivia as our property manager has been the best tenancy I have experienced. I have rented throughout other agencies and Oliva has made this feel entitlrely stress free, secure and we have been well cared for as tenants. Our experience has been extremely positive - right from securing the house. Everything was absolutely done so smoothly & efficiently and being able to communicate openly throughout the tenancy if any issues were needed to be tended too, which is always great. Olivia is professional & excellent in her role. She is quick to resolve issues, is thorough yet her empathy, care and kindness is felt deeply. That's what I personally feel 'makes a business and sets them aside from other competitors. We have had zero issues renting under Absolute and Olivia has gone above and beyond to ensure our home was everything we needed. Thanks for securing us our second property with you!

Fantastic experience: I have been working with Absolute Rentals for several years now and have nothing but praise for their professionalism, communication and care they have shown while managing my property investment. In particular, Olivia Bruce who, as the property manager, has been very proactive and diligent with regular communication and consistently keeping me in the loop with anything to do with the property. I would highly recommend her and the teams services!

Negative experience: Would not use them again to manage my property. They signed off the bond before remediation work was undertaken leaving us with damage and no recourse to fix. Their advice was "put a picture over it". The end of tenancy clean was average at best with broken glass left in cupboards and surfaces left very greasy and clearly not wiped. Very unhappy given the speel we were given when we signed them up about their standards of cleanliness. They fell well short. We paid a professional cleaner on their recommendation before tenanting our property and they gave us back a house that hadn't been cleaned.

Fantastic experience: Our stay at our rental has only been short but so far more than pleasant, Kelly from the Absolute Rental team has been amazing, she has been friendly and welcoming since the viewing day has been easy to communicate with and easily approachable making us feel like we're comfortably able to bring up any problems/issues that we've had/have with our rental. Negative experience: Absolute Rentals are an absolute nightmare! They welcome you nicely, but after that it’s all downhill. They’ll try to squeeze every dollar out of you — especially your bond — while ignoring repairs, failing to communicate, and never addressing issues. And then they'll moan about fly spots on the walls to keep your bond! Ridiculous! If you value peace of mind, avoid them entirely. Would give a zero rating if I could!

Fantastic experience: I have not come across a better team than that at Absolute Rentals. I have been with them through two different properties, Wade and Olivia always make the moving process so easy. They are so welcoming and make you feel very well looked after as a tenant. Their communication between tenants and landlords is amazing and their efficiency in having any issues with the property rectified is incredible. We rented out our property in Palmy when we moved to the other end of the country and it was a nerve wracking experience being so far away from it. Wade was phenomenal; there was alwasy close contact, they put amazing tenants in there that they personally recommended, and did everything to the T. I almost want to buy another place in Palmy to rent out just so I can use these guys again as they made it so easy :)

Fantastic experience: Absolute Rentals has provided excellent service throughout the search and transitioning into our rental property. They found a property that was ideal for my husband and myself. Coming from the U.S., we appreciated the extra time they took in explaining the details. They are always pleasant in their communications and have responded promptly to any questions or concerns. We are happy customers!

Negative experience: After mutually agreeing with the landlord how much rent we would pay, the landlords property manager decided he didn't want us to pay this amount as it was too low and "he would not get commission from that" and (his words exactly) "I'm telling you right now you are not paying that amount if you want this house" and "it's in his and the owners best interests that we pay more" even though the landlord was more then happy for us to pay the amount we had agreed on. He then proceeded to tell me "we will not find what we are looking for with the price we're expecting to pay; we will be lucky to find anything" so for the past month I was under the impression I had a house for my family to move into so we stopped hunting then out of know where this property manager decides money for him is more important than helping a struggling young family into a home to raise their baby. As if he won't have enough money he wants to deprive a family as well. The landlord even offered to make his percentage of the rent higher to compensate but he still would not compromise. This is just pure greedy, the landlord and myself were more then happy with what had agreed on as we were doing each other a favor but the property manager took over completely. 12/10 would not recommend dealing with this company as they put their money wants before their clients needs.

Fantastic experience: I'm a non resident of NZ who has a 2 bedroom rental property in Roslyn. The house is a major asset, and a big part of my future retirement planning. Obviously taking care of my hard earned investment is important !! I'm happy to say that the team of Wade and Anna at Absolute Rentals have been fantastic. Even though I'm thousands of kilometres away, everything has ticked along fine. Excellent service finding tenants, my monthly invoices are spot on, and any problems like damage from a storm handled with no fuss. Wade takes full care of the property ensuring the rates are paid and everything is up to date and maintained. Emails are promptly replied to - and I estimate that I spend, at most, maybe an hour a month dealing with the property. Wade and Anna have my full confidence -- and my only regret is that I bought just one rental house !! I highly recommend their services.
