Negative experience: If you are considering listing your most expensive and valuable asset with this property management company, I strongly suggest you read this first. This is not just a warning for tenants it is for property owners as well. We moved into the property in November 2024 after viewing it with Niall. Everything appeared in order at the viewing. However, once we moved in, we discovered that one of the bedroom windows was sealed shut and not openable — despite our tenancy agreement clearly stating (and ticking) that all rooms had openable windows. This was later acknowledged as an error in the agreement. Regardless, one of us lived for an entire year in a bedroom without an openable window. During our tenancy, our original property manager left and a new one was assigned. What we later discovered — after spending significant time on the phone with Tenancy Services — was that the bond record had never been updated to reflect that first change in management. As confirmed directly by Tenancy Services, updating bond records is the landlord/property manager’s responsibility. It was not done. The situation became more complicated when the company was later sold to Wolfbrook. The bond registration was again not updated to reflect the new ownership/management structure. As a result, the details held by Tenancy Services did not match the actual managing entity — twice. We vacated the property in November 2025 and agreed to a cleaning fee without dispute. When we later attempted to progress our bond refund, we discovered the incorrect bond registration was preventing Tenancy Services from processing it. From 8 January, we began formally trying to resolve the issue. We contacted Wolfbrook and were told they could not assist us. Even after Tenancy Services contacted them directly outlining what needed to be corrected, we were again advised that the matter could not be resolved on their end and that we could apply to the Tenancy Tribunal. With no practical assistance provided, our only remaining option was to file a one-party bond claim. Given the circumstances, we claimed the full bond amount. Within days of that claim being lodged — once they were formally notified that the full bond was being claimed — the matter was resolved. We received confirmation of our bond refund on 19 February. We did not receive the full amount back. While the issue could not be resolved through communication, it was addressed promptly once formal financial action was taken. An incorrect tenancy agreement. A sealed bedroom window despite being declared openable. Bond records not updated after a property manager change. Bond records not updated again after a company sale.

Fantastic experience: Fantastic service from Tania Du To it. As a tenant, she has provided exceptional service. An example is when we had a flood/major water damage due to a unit above having a major water leak. She sent both a Electrician and Plumber from there list of tradies instantly - she didn't wait for the the buildings Body Corp tradies. Then the additional things after the flood, to put things right was both timely and her attention to detail was really appreciated by myself. No hesitation to recommend Tania to any Landlord/Property owner.

Fantastic experience: As a renter, ive not had the fondest memories of property managers, but ManageMyProperty and Tania totally challenges that perceptions. Friendly, proactive, reasonable, generally really great to work with. If you are a tennant, and you are choosing between 2 places, one with ManageMyProperty, and another company (especially Quinovic), go with ManageMyProperty every time. Its worth it for a good home, with a property manager whos proactive and interested in looking after your home as much as you are. Great.

Fantastic experience: Lived in a unit for 11 months managed by these guys with Tania as my agent. The maintenance app setup was really good and made fixes really easily. Tania was awesome to work with; a lovely person, very reasonable and understanding, and maintained just the right distance between keeping an eye on the property and also letting me get on with doing my own thing. Tania helped me organize an early release date from my fixed-term when the owners issued a 90-day notice due to their intention to sell. I was particularly impressed and grateful that she was willing to push back on the property owner when they were being unreasonable. If that's the standard calibre of their agents I would absolutely recommend ManageMyProperty to both tenants and landlords (an agent who gives you a hard word cos they know the Residential Tenancies Act better than you keeps you safe as a property owner!), and definitely recommend having Tania as your agent if you're renting.

Negative experience: We have been renting a property with manage my property since May 2020 and we have always had a good relationship with Amy Jordan our Property Manager, then in December 2021 we received an email saying the LL did not want to renew our lease and we could not understand why as we looked after his property, passed all inspections, anything that was faulty of breaking in the property, was there since we moved in and we wanted it rectified, during this whole stressful process, I was looking for properties to move in and got rejected with several as they wanted long term fixed leases and not short term or periodic, this put a lot of pressure on myself and family. I raised my concerns to Amy and told her it was unfair as we are good tenants, clean, tidy, passed all inspections and paid on time. While Amy was a good PM, we did not like the way we were treated as all of our stuff got damaged due to mould and they were aware of it did not keep a record. We ended up paying for all damaged items due to mould damage via our insurance and it did go to the tribunal but was hard to show records of all chats and pictures to them as everything was sent from another email address. Anyway, the Heretaunga rental property caused me a lot of chest issues and hopefully whoever rents it will make sure they keep a record of everything when dealing with any company as they care for the landlords and not the tenants. Plus they knew about the mould issue and never did anything about it.

Despite having some disagreements with the owners, I found Tania our property manager to be sympathetic and easy to work with. We were refunded our bond in full. It's terrifying how the property managers representing this company will deliberately try to squeeze every last dollar out of tenants, often just barely within the law and sometimes outside it. My experience with them has been overwhelmingly negative, my most recent manager Sara Fowles communicated without a shred of remorse or sympathy, even while ruining the lives of me and my flatmates.
